    It's 2021...we no longer need 20% or more for a down payment to purchase your new home.

    In fact there are some loans that can be as low as 3.5% down with and FHA loan. There are even VA loans for Veterans and USDA loans that will finance 100% of the purchase. One of the first things to do before beginning your home search is to establish your purchasing power by getting pre-approved with a reputable lender.

    As a buyer, getting pre-approved for your home purchase—before actually starting your home search—is imperative because it allows you to determine what homes fit within your budget. You may be surprised to find that it is sometimes higher than you think! Getting pre-approved is also a standard practice these days and puts you in a much more powerful position as a buyer when you bring an offer to the table; sellers are likely to not even consider the offer without a pre-approval so they know you are well-qualified to purchase their home.
